When should I ask for credits instead of repairs?

Credits make sense when the repair is hard to verify, hard to schedule, or better handled after closing. They can simplify negotiations and reduce the chance of a bad repair job.

When are credits better?
When the issue is minor but real, or when you want control over the work after closing.

When are repairs better?
When there is an active safety issue or a lender-required fix.

What is the advantage of credits?
You choose the contractor, timing, and scope.

What is the downside?
The seller may not agree, and lender rules can limit how credits are applied.

Does this work in California?
Yes, but the structure has to fit the loan and escrow terms.
